Australian financial calculators
24 calculators covering home loans, buying and selling property, tax, investment and saving. Each one states what it assumes and where it stops being right.
The regulated ones — stamp duty, income tax — calculate from the authority’s own published schedule for the date you enter, and show you which schedule that was.
Home loans and repayments
What a loan costs each period and in total, and what changes when you pay differently.
Home loan repayment calculator
Works out the regular repayment on a home loan, and what it adds up to in interest over the full term.
Fortnightly repayment calculator
Separates the two things people mean by "paying fortnightly": genuinely repaying every fortnight, and paying half a monthly repayment every fortnight — which is thirteen monthly repayments a year.
Extra repayment calculator
Shows how paying more than the minimum each period shortens a home loan and cuts the interest paid.
Lump sum repayment calculator
Shows what a one-off extra repayment does to a home loan: the balance after it, the time saved and the interest avoided.
Offset account calculator
Estimates what holding a balance in a full offset account saves in interest, and how much sooner the loan closes if repayments stay the same.
How long to repay calculator
Works out how long a loan takes to clear at a chosen repayment, and what it costs in interest along the way.
Interest-only calculator
Shows the repayment during an interest-only period, the higher repayment once it ends, and the extra interest it costs over the loan.
Comparing and refinancing
Two loans side by side, and whether switching pays for itself.
Loan comparison calculator
Compares two home loans on repayment, total interest and total cost, so the difference between them is explicit.
Refinance break-even calculator
Compares your current loan with a refinance offer over the same remaining term, and shows how long the switching costs take to recover.
Split loan calculator
Works out repayments and total interest for a loan split across two portions, each with its own rate, term and repayment frequency.
Buying and selling property
Transfer duty from each state’s published scale, the total cash needed to buy, and what is left after a sale.
Stamp duty calculator
Works out transfer duty on a residential purchase from the statutory scale published by the state or territory, for the contract date you give.
Property buying costs calculator
Adds transfer duty to your deposit and the other upfront costs, to show the cash you need to complete a purchase.
Property selling costs calculator
Works out what is left after agent commission, marketing, legal fees and repaying the loan.
Deposit, equity and LVR
The ratios lenders decide on, and how much equity is actually usable.
LVR calculator
Works out the loan-to-value ratio: how much is borrowed as a percentage of what the property is worth.
Home equity calculator
Works out gross equity in a property, and how much could be released while staying within a loan-to-value ratio you choose.
Investment property
Yield after costs, and what a property costs to hold once tax is accounted for.
Rental yield calculator
Works out gross and net rental yield on an investment property, allowing for vacancy and operating costs.
Negative gearing calculator
Works out what an investment property costs after tax, by comparing tax on your income with and without the property’s rental loss.
Tax and income
Income tax and the Medicare levy from the Commonwealth rates, and pay converted to a comparable annual figure.
Income tax calculator
Works out income tax and the Medicare levy on a resident individual’s taxable income, using the statutory rate scale for the income year you choose.
Income annualisation calculator
Converts pay quoted hourly, weekly, fortnightly, monthly or quarterly to a yearly figure.
Saving and investing
Reaching a target, and what compounding does over time.
Savings goal calculator
Works out how much to set aside each period to reach a savings target by a deadline.
Savings goal timing calculator
Works out how long a savings target takes to reach at your current rate of saving.
Compound interest calculator
Shows how a balance grows over time with regular deposits and compounding interest.
Term deposit calculator
Works out the interest and maturity value on a term deposit, with interest reinvested or paid out at maturity.
Other debt
Clearing a balance at a fixed repayment, and what the wait costs.
Credit card payoff calculator
Works out how long a card balance takes to clear at a fixed monthly repayment, and what the interest costs.
Where the numbers come from
Calculations run at full precision and are rounded only for display. Regulatory rates are held as versioned rule sets, each citing the authority’s own publication and the date it was retrieved, and each stating the period it applies to — so a purchase contracted last year is assessed against last year’s scale rather than today’s.
